Here’s What You Can Expect When Applying to Rent with Us!

Getting Approved


Step 1. Set up a self-showing of the property

Check out the property and see if you like it! Sign up on the schedule at your own convenience. You will get a code.  No one is meeting you there…

Step 2. Fill Out Your Initial Application:

This will get you in our software system, where we can follow up. Please make sure to complete the application. If you need to stop and finish later, you will not be able to access the application again, and most likely need to start over. All tenants planning to move in who are 18 years or older will need to apply. If you are planning to have a co-signor, they will also need to apply and will be on the lease should you get the apartment.

Step 3. Single Key – Third-Party Screening Vendor 

We utilize Single Key as our screening vendor (background check, credit check reporting)

  • $20 application fee 
  • Minimum Requirements: net income 2.5x/rent, 620 credit score for most properties, 700 credit score for single-family homes
  • If you are just shy of the minimum requirements, we will review and take into consideration the full report
  • Allow for 72 hours for it to be reviewed
  • Receive notice if you are approved or not

If You Are Denied, we wish you all the best in your searches. 

If You Are Approved, the apartment will be offered to you, and the team will request a move-in date. We cannot accommodate a move-in date shorter than at least 5 business days from the offer

 

Once You Are Approved and Settled on a Move-in Date

Pay Your Security Deposit & Agreement

      1. Submit security deposit (the rent amount) via the tenant portal
      2. Pay the security agreement form electronically
      3. Once items are complete, we will reserve the unit for you and take it off the market

Welcome Letter

You will receive an email with a welcome letter with all details (utilities, expenses to pay, including first month’s rent, pet information required, renters’ insurance, schedule onboarding call, lease agreement, plan for move-in day, and pre-move-in inspection)

You will receive an invitation to begin setting up utilities. Complete that asap with move-in date and confirm account #

Onboarding Call Scheduled

You will meet with our property management team to review the onboarding process and go over all things before your scheduled move-in date

Submit Your 1st month’s Rent

This should be submitted 5 days before move-in day, so we can accommodate and confirm that funds are cleared

  • Lease will be generated: Your lease will be uploaded to the tenant portal and available for electronic signing (this is done last because the software, the move-in date, and other variables affect it).
  • Move In Date/Pre-Move-In Inspection: walk through with our property management team, understand the property is as-is, notate the current condition of the property, and exchange keys. If moving in on a weekend, then keys will be provided in a lockbox. Lockbox code will be sent first thing in the morning on move-in day. 
  • Follow Up: A copy of the inspection report will be sent along with other onboarding materials, and a first week check-in on how things are going
  • Next Month: Submit prorated rent for the second month, and then plan to pay the full rent amount on the third and so forth
